How does the flat fee listing work?

When you sell a home, you will typically hire a REALTOR® to sell your home. They will charge you somewhere around 6% of the final sale price of your home for their services. If the listing agent works with another agent that represents the buyer, then the listing agent will split their commission with the buyer’s agent. With BETTER CHOICE HOMES flat-fee listing agreement, instead of paying us 6%, you simply will pay us $3,000 and then 2.5% to the buyer’s agent at closing. Additionally, the flat fee of $3,000 only applies to homes with a list price of less than $800,000. Our fee for homes listed at or above $800,000 will be listed with our Fine Homes & Estates division and a 1% fee will replace the flat fee of $3,000.

When do I have to pay the $3,000?

You’ll pay our flat-fee “commission” and buyer’s agent commission at the time of closing. There are no other fees to list your home with BETTER CHOICE HOMES.

How much do I have to pay a buyer’s agent?

If the buyer is represented by another REALTOR® they will expect compensation for their services. When we meet for your in-home consultation, we will discuss what percentage of the purchase price you are willing to offer as we will need to list that in the MLS. It is also important to note that offering compensation for a buyer’s agent is required by the MLS in order to list your home on the MLS. Typically a buyer agent compensation will be between 2%-3% of the final sale price of your home.

How does Better Choice Homes make money if you are only charging $3,000?

BETTER CHOICE HOMES is made up of several different divisions in addition to our residential real estate division. We offer property management, investment services, new home construction, and remodeling as well. This diverse background and multiple revenue streams allow us to offer our services at unbeatable prices while still providing the same value and service as the more traditional brokerages.

We leverage the power of digital marketing, social media, and listing syndication to deliver your home to more people. Your home will be featured on websites like Zillow, Trulia, Realtor.com, and over 1,000 more. We will also place a yard sign in your front yard (if permitted by your HOA and local zoning laws) to capture any drive by traffic.

What does “full-service” really mean?

Great question! Full-service is more than just a marketing buzz word, it represents everything we will do for you. You will be represented by a licensed REALTOR® who will guide you through the whole process from the initial in-home consultation, marketing your home using the BETTER CHOICE HOMES system, negotiating offers on your behalf, and representing you all the way to the closing table.

As part of our full-service listing, in addition to your REALTOR® you will have access to a transaction coordinator who will assist your REALTOR® in scheduling showings, placing the sign and electronic lock box. We will offer staging advice and be available to show your home to buyers who are not represented by another agent. From beginning to end, BETTER CHOICE HOMES will be your trusted adviser.
